Please read this disclaimer before relying on anything you find on urbaninfracare.com. It explains what the website is, what it is not, and what you should check for yourself.
General guidance only
The content on this website is general guidance about luxury property and event venues in Delhi NCR. It is written to help you think through a decision and ask better questions. It is not legal, tax, financial or investment advice, and it should not be treated as a substitute for advice from a qualified lawyer, chartered accountant or financial adviser who knows your circumstances.
Descriptions of localities, connectivity, supply and market conditions are our general understanding at the time of writing. Areas change, projects are delayed, roads open late, and policies are revised. Some information may therefore be incomplete or out of date.
Verify property details yourself
If you are buying or renting a property, you are responsible for your own due diligence. In particular:
- verify the project’s registration on the relevant RERA website (RERA Delhi, Haryana RERA, UP RERA or Rajasthan RERA, depending on location);
- have a qualified lawyer check the title chain and any encumbrances;
- confirm building plan approvals and the occupancy or completion certificate where applicable;
- check that property tax, maintenance, utility and society dues are clear;
- read the full agreement for sale or lease before you pay any amount.
Urban Infra Care is not a regulator and cannot certify any property, project, builder or developer on your behalf at all.
Confirm venue details in writing
Venue information, including formats, facilities, policies and suitability for a given guest count, must be confirmed directly with the venue and written into your booking contract. Check the fire NOC, permitted music hours, outside caterer and decorator policies, parking, cancellation and refund terms, and exactly what the package includes. Verbal assurances from anyone, including our advisors, are no substitute for a signed contract.
Market commentary is not a forecast
Some pages discuss what tends to push prices up or down in an area, how rental demand behaves, or which formats suit a budget band. This is qualitative commentary meant to help you compare options. It is not a valuation, a forecast of future prices, or a statement about returns on investment. Property values and rents can fall as well as rise, and past trends in a locality are no guide to what will happen next.
If you are buying for investment, or if tax treatment matters to your decision, speak to a chartered accountant or financial adviser before you commit. Stamp duty, registration charges, capital gains and rental income rules depend on your situation and can change.
Supply and suitability
When a page says a locality has limited supply of a property type or venue format, or that people usually look in a nearby area instead, that is a general observation. Live availability changes week to week, and an advisor will confirm current options when you enquire. Equally, a page describing a venue format as suitable for a certain kind of function does not mean any particular venue meets your needs. Guest counts, layouts, parking and timings have to be checked for each venue individually.
Advisors and conversations
Our advisors share their honest view of the options they find, based on the information available to them. Their comments during calls, messages or visits are part of the same general guidance described here. Where an advisor relays something an owner, developer or venue has said, treat it as unverified until it appears in a signed document.
Maps, routes and travel times
References to roads, expressways, metro lines, airports, hospitals, schools and markets are included to help you picture daily life in an area. Distances and travel times vary with traffic, time of day, construction and route changes. Announced infrastructure, such as a new metro extension or expressway link, may be delayed, redesigned or cancelled. Do not base a purchase or booking on a road or line that is not yet operating without checking its current status with the relevant authority.
Regulations and approvals change
Rules on building approvals, stamp duty, registration, event licences, noise limits and fire safety are set by central, state and local authorities, and they are revised from time to time. Anything on this website describing such rules is a general summary that may not reflect the latest position. Always confirm the current requirement with the relevant authority or a qualified professional before relying on it, especially close to a payment or an event date.
Images are illustrations
Images on this website are 3D illustrations created to represent property types and venue formats. They are not photographs of actual properties or venues, and they do not show any specific project, building or venue.
Fees and outcomes
Any fee for our services will be agreed with you in writing before the relevant work begins. We do not promise prices, returns, appreciation, availability or the success of any negotiation or booking.
