Finding luxury property and wedding venues in Delhi NCR takes more than scrolling listings. Urban Infra Care is an advisory service that listens to your brief, checks what is genuinely available, and puts a short, honest set of options in front of you. Whether you are buying a penthouse off Golf Course Road, looking for a kothi in South Delhi, or booking a lawn for a three-day wedding, the approach is the same: understand what you need, filter out what does not fit, and help you see the rest in person.
The region is large and uneven. A sector in Gurugram can feel nothing like a colony in South Delhi, and a banquet hall in Noida works very differently from a farmhouse in Chhatarpur. Having someone local narrow the field saves weeks of calls and wasted visits.
How the service works
Every enquiry follows the same short path. If any fee applies to a specific piece of work, it is agreed in writing before that work starts.
- You send a brief. Use the form on this page. Tell us the city or areas you prefer, your budget or guest count, your dates, and anything you cannot compromise on.
- An advisor calls you back. This is usually the same working day. They ask follow-up questions so the shortlist is specific to you.
- You receive a shortlist. Usually a handful of options, each with plain notes on strengths, drawbacks and what still needs checking.
- Visits are scheduled. The advisor arranges site visits or venue recces at times that suit you, grouped by area to save travel.
- You compare and decide. We help with negotiation questions, a document or contract checklist, and the final handover or booking steps.
The point is to save you time and reduce surprises. You stay in control of every decision.
Cities and areas we cover
Delhi NCR is really several markets sharing one map. Each city has its own regulator, its own housing stock and its own venue culture. Here is a quick view of how they differ.
| City | Typical luxury homes | Typical venue formats | Property regulator |
|---|---|---|---|
| Delhi | Kothis, builder floors, rebuilt plots in established colonies | Farmhouses, hotel ballrooms, standalone banquets | RERA Delhi |
| Gurugram | High-rise apartments, penthouses, gated villas, independent floors | Hotel ballrooms, banquets, farmhouses on the city edges | Haryana RERA |
| Noida | Large apartments in newer sectors, some villas in plotted areas | Banquets, hotel venues, lawns along the expressway | UP RERA |
| Greater Noida | Spacious apartments, plotted homes, villa pockets | Banquets, lawns, resort-style venues | UP RERA |
| Ghaziabad | Apartments in Indirapuram, Raj Nagar Extension and nearby areas | Banquets and marriage halls, value-focused options | UP RERA |
| Faridabad | Builder floors, plotted homes, newer high-rises in Greater Faridabad | Banquets, marriage halls, farmhouses along the Surajkund side | Haryana RERA |
Beyond these, we also look at wider NCR towns such as Sohna, Manesar, Bhiwadi, Neemrana, Sonipat and the Yamuna Expressway corridor towards Jewar. You can browse every area on the locations page.
Luxury property: apartments, villas and houses
Luxury means different things in different parts of the region, and the right format depends on how you live. Our property work is organised around three broad briefs.
- Luxury property covers the full range: premium apartments, penthouses, builder floors and bungalows. It suits buyers who know the budget and area but are open on format.
- Luxury villas covers independent villas, farmhouse homes and large plotted homes with private gardens or pools. Supply is limited and scattered, so honest advice on where to look matters here.
- Luxury houses covers kothis, independent houses, builder floors and old houses ripe for rebuild, mostly in established colonies and plotted sectors.
If you have a narrower requirement, there are focused pages too, such as premium penthouses for sale, luxury homes for NRI buyers and ready-to-move luxury properties.
What actually drives value
Price in this segment is shaped by a few things more than any brochure: the micro-location within a sector, the quality of the society or colony, the floor and view, the age and maintenance of the building, and the paperwork. Two homes of similar size a short drive apart can differ sharply in value because of one of these. An advisor’s job is to point these differences out before you fall for a floor plan.
Venues: banquets, marriage halls and wedding venues
Venue planning in Delhi NCR is equally varied. A small roka, a 300-guest reception and a three-day destination-style wedding need very different spaces. We work across three broad types.
- Banquet halls are indoor, air-conditioned spaces, including hotel ballrooms and standalone banquets, suited to receptions, engagements, birthdays and corporate dinners.
- Marriage halls sit at the traditional, value-focused end, with space for rituals, mandap and havan, kitchen access and rooms for the families.
- Wedding venues covers lawns, farmhouses, hotels, resorts and banquet-plus-lawn combinations, often across several functions.
If your guest count is the starting point, pages such as wedding venues for 300 guests explain how numbers translate into space, parking and food stations. For open-air plans, see luxury wedding farmhouses.
What to check before you commit
Whether you are signing a sale agreement or a venue contract, most problems come from things that were said but never written down. Keep these checks in mind.
For property
Verify the project’s registration on the relevant RERA website: RERA Delhi, Haryana RERA, UP RERA or Rajasthan RERA, depending on location. Ask for the title chain, approved building plans, occupancy or completion certificate where applicable, and proof that maintenance, property tax and utility dues are clear. A property lawyer should review the agreement before you pay a token amount.
For venues
Get these in writing before you pay an advance:
- fire NOC and the venue’s permitted music hours;
- whether outside caterers and decorators are allowed, and on what terms;
- parking arrangements and valet capacity for your guest count;
- the cancellation and refund policy;
- exactly what the package includes, from menu items to lighting and generator backup.
Why an advisor helps
Listings rarely tell you what you most need to know. They do not mention that a society’s lifts are under repair, that a lawn floods after heavy rain, or that the access road to a farmhouse jams on muhurat evenings. A local advisor hears about these things and asks about them on your behalf.
An advisor also saves you from repeating your brief to a dozen brokers or venue managers. You explain it once, and the shortlist reflects it. When you visit, you are comparing options that already fit your budget and needs, rather than ruling out obvious mismatches.
Finally, an advisor helps you negotiate from information rather than guesswork. We explain what is usually negotiable, which costs people forget, and when it is worth walking away.
Timing is another quiet advantage. Property markets move in cycles of launches, festive offers and year-end inventory, and venue calendars fill months ahead of the peak muhurat season. Knowing when to move, and when waiting a few weeks costs you nothing, can matter as much as choosing the right option.
Buying, renting or booking from abroad
Many of our enquiries come from families who are not in the city. NRI buyers want a home in Gurugram or South Delhi for parents or a future return. Couples working in Bengaluru or overseas need a venue in their hometown without flying in for every recce. The process still works. The advisor can share video walkthroughs, collect documents for your lawyer to review, and keep visits for the final two or three options when you or a family member can be there in person.
We still recommend at least one physical visit before you sign anything. Photos and videos cannot tell you about noise, smell, traffic at rush hour or the condition of common areas. If you cannot travel, nominate someone you trust and give them a written list of what to check.
Costs people often miss
The headline figure is rarely the full picture. For property, budget for stamp duty, registration charges, brokerage where applicable, interiors, and maintenance or club deposits. Older homes may also need electrical, plumbing or waterproofing work. For venues, the menu rate is only part of the cost: taxes, decor upgrades, extra hours, generator charges, valet, and the rooms you need for family and guests can add up. We help you build a realistic total so the comparison between options is fair.
Our principles
We keep the service simple and honest. We do not pressure you to decide, we do not overstate what a property or venue offers, and we flag what still needs verification. We tell you when supply is thin in your preferred area and suggest realistic alternatives nearby. Any terms that matter, including any fee, are agreed in writing. You can read more on the about page.
Send your brief
The quickest way to start is the enquiry form beside this text. A useful brief includes your preferred city or areas, your budget range or guest count, your dates or move-in timeline, and the two or three things you will not compromise on. For property, mention whether you are buying or renting, and whether you prefer ready-to-move or under-construction. For venues, mention the functions you are planning and whether you need rooms for guests. An advisor will usually call you back the same working day with questions and a first set of options. There is no obligation to proceed.
Frequently asked questions
Which cities does Urban Infra Care cover?
We work across Delhi NCR: Delhi, Gurugram, Noida, Greater Noida, Ghaziabad and Faridabad, plus wider NCR towns such as Sohna, Manesar, Bahadurgarh, Sonipat, Bhiwadi and the Yamuna Expressway belt. If your area is not listed on the site, send the enquiry anyway and the advisor will tell you honestly whether we can help there.
Do you help with both buying property and booking venues?
Yes. One side of the service handles luxury apartments, penthouses, builder floors, villas and independent houses, for purchase or rent. The other side handles banquet halls, marriage halls, lawns, farmhouses and hotel venues for weddings and other functions. Each enquiry goes to an advisor who works on that side.
How quickly will someone get back to me?
An advisor usually responds the same working day. The first call is short and practical: they confirm your budget or guest count, dates, preferred areas and must-haves, then come back with a shortlist. Enquiries sent late at night or on holidays are picked up on the next working day.
Will I be pushed to buy or book something?
No. The advisor's job is to give you a clear shortlist and honest comparisons, including the drawbacks of each option. You decide whether to visit, negotiate or walk away. If nothing on the market suits your brief right now, we will tell you so rather than stretch the brief to fit.
Do I need to verify documents myself?
Yes, and we encourage it. We give you a checklist and help you ask the right questions, but you should confirm RERA registration, title, approvals and dues independently, ideally with a property lawyer. For venues, every promise that matters should be written into the booking contract before you pay.
