Luxury Houses Near Aerocity, Delhi

Aerocity has no independent houses or plots. Here are the plotted colonies and kothi neighbourhoods closest to the airport, and how to judge a house or builder floor there.

People ask about luxury houses in Aerocity because they picture a kothi with a lawn ten minutes from Terminal 3. It is a reasonable wish, but luxury houses in Aerocity are simply not on offer. The district is made up of hotels, offices, restaurants and shops on airport land, and it was never laid out with residential plots.

What does exist is a ring of plotted colonies and kothi neighbourhoods within driving distance of the airport, on both the Delhi and Gurugram sides. These give you independent homes, builder floors and, occasionally, older houses ready for rebuilding. This page explains where those homes are, what to watch for in each, and how to judge a house or floor if the airport is central to your life.

Why there are no houses in the hospitality district

Aerocity was planned to serve the airport. Its land belongs to the airport and is developed under lease arrangements for hospitality and commercial use. That rules out the plotted residential layout that independent houses need.

Next to Aerocity, the village areas around Mahipalpur, Rangpuri and Rajokri have grown densely, with many buildings used as guest houses and small hotels. These sometimes appear in listings described as “near Aerocity”. They are very different from planned colonies, and they need much more caution.

The plotted neighbourhoods that serve airport users

Here is a practical comparison of independent-house options within reasonable reach of Aerocity.

Our pages on luxury houses in Vasant Vihar and luxury houses in Palam Vihar look at two of these options in detail.

What you will find in these colonies

The Delhi colonies near the airport mostly offer kothis built over several decades, many of them rebuilt as builder floors with three or four units on one plot. Whole houses still come up, often from families who have lived there for generations. Some are in excellent condition; others are better valued as land for a rebuild.

On the Gurugram side, the DLF phases and Palam Vihar have independent houses and floors in planned plotted layouts. Construction quality varies a lot, since each plot was built by its own owner. Some streets are immaculate and others need attention.

Across both sides, you will see three main formats:

  • a full independent house with a garden, the rarest and most sought after;
  • a builder floor, usually with a share of the land and allotted parking;
  • an older house on a good plot, bought mainly for its land and rebuild potential.

Checks for a house or floor near the airport

Independent houses carry more legal and physical risk than flats in managed societies. Work through these steps with your lawyer and engineer:

  1. Trace the title chain and confirm that every owner and heir is party to the sale.
  2. Check the tenure, whether freehold or leasehold, and any conversion status.
  3. Obtain the sanctioned plan from the MCD or relevant authority and compare it with the building.
  4. For a builder floor, read the sale deed for the land share, roof rights and parking allocation.
  5. Confirm property tax, utility and any maintenance dues are cleared.
  6. Have an engineer inspect the structure, waterproofing, wiring and plumbing.
  7. Ask whether airport-related height restrictions apply to any future additions.

For any new multi-unit project that requires registration, check the RERA Delhi or Haryana RERA website as relevant.

Extra care in village areas

If you are considering a house in the village areas beside Aerocity, raise the bar further. Land records there may not follow the same pattern as planned colonies, building approvals may be incomplete, and lanes can be too narrow for easy access. Commercial use of neighbouring buildings can also change the feel of a street. Many luxury buyers decide the risks outweigh the convenience.

Rebuilding versus buying ready

Older houses on good plots in Vasant Vihar or Shanti Niketan are sometimes bought to rebuild. That route gives you a modern home designed for your family in an established neighbourhood. It also takes time: demolition, fresh sanctions, construction and a period living elsewhere.

Buying a ready builder floor or rebuilt house avoids that wait, but you inherit someone else’s choices on layout, materials and finish. Inspect carefully, ask who the builder was and look at other buildings they have completed in the colony.

Questions for a rebuild near the airport

If you lean towards rebuilding, a few points deserve early answers. How many floors and what coverage do current rules permit on the plot? Will you need a basement, and does the soil and water table make that straightforward? Are there airport-related height limits that cap your design? An architect with experience in the colony can answer most of these quickly and save you from overpaying for a plot that cannot deliver the house you want.

Plan the logistics too. Construction in a settled colony means managing neighbours, debris removal, working hours and the protection of shared walls.

How to judge value

In plotted colonies, the land drives value. Plot size, road width, the park or green facing the house, and the plot’s position within the colony matter more than the finish. A floor’s value depends heavily on which floor it is, parking, lift access and the share of land it carries.

Near the airport, add two specific factors. Aircraft noise varies by pocket and by day, so visit at different hours. And the drive to your terminal at the times you fly decides whether airport proximity really adds value for you. Also count costs buyers tend to forget, such as stamp duty, registration, legal fees, interiors and the repairs an older house will need.

Renting and resale near the airport

Rental demand for independent homes near the airport comes from expatriates, airline management, diplomatic staff and senior executives. Well-maintained floors with good security and parking let more easily than large, ageing houses. Corporate leases may ask for specific documents and condition standards.

Furnished homes do particularly well with this tenant pool, since many arrive on short notice and stay for a fixed posting. Owners who plan to rent should think about durable finishes, reliable power backup and a responsive caretaker who can handle repairs while the owner is away.

Most of what you buy here will be resale. That makes the quality of documents and the building’s condition more important than any marketing.

Frequently asked questions

Can I buy an independent house in Aerocity?

No. Aerocity is a hotel, office and retail district developed on airport land, so there are no kothis, builder floors or residential plots inside it. Buyers who want an independent house near the airport usually look at Vasant Vihar, Shanti Niketan and nearby South West Delhi colonies, or at plotted colonies in Gurugram such as the DLF phases and Palam Vihar.

Are houses in Mahipalpur a good alternative?

Be cautious. Mahipalpur and the nearby village areas have dense, mixed construction, much of it used for guest houses and small hotels. Land records in village areas can differ from those in planned colonies, and approvals may be incomplete. A planned plotted colony a little further away is usually a safer choice for a luxury buyer.

Which plotted colonies are closest to the airport on the Delhi side?

Vasant Vihar, Shanti Niketan and the neighbouring South West Delhi colonies are the main planned plotted areas within a reasonable drive of Aerocity. They offer kothis and builder floors on regular plots. Supply is limited and entry points are high, so expect a selective search rather than a large choice of listings.

Is a builder floor near the airport a sensible purchase?

It can be, especially in established plotted colonies on either side of the border. A floor gives you an independent-house feel with less upkeep. Check the sanctioned plan, the completion paperwork, the share of land in your sale deed, parking allocation and how the roof and common areas are shared before committing.

Which regulator applies to houses near Aerocity?

Resale independent houses are mainly a matter of title, approvals and local records. Where a new project needs registration, it falls under RERA Delhi on the Delhi side and Haryana RERA in Gurugram. Building approvals in Delhi go through the MCD or the relevant authority, so ask for the sanctioned plan and compare it with the house.
