Luxury Houses in Delhi NCR

How to buy luxury houses in Delhi NCR, from kothis and builder floors to plotted homes on DDA, HSVP and Authority land, city by city.

3D illustration: Luxury Houses in Delhi NCR

Luxury houses in Delhi NCR come in a surprising number of forms. There is the classic family kothi on a corner plot, the newly rebuilt builder floor with a lift and a stilt, the duplex with a private terrace and the large house on an Authority plot in Noida or Faridabad. What they share is a direct connection to land, which is why many families still prefer them to apartments.

That connection to land is also where most of the risk lies. Houses come with title chains, plot allotments, conversion questions, building bye-laws and, for builder floors, agreements between landowners and builders. A beautiful façade tells you nothing about any of these. This page sets out where luxury houses are found across the region, how each format works and the checks that matter before you commit.

Kothis, floors and duplexes: knowing the formats

The words get used loosely, so it helps to be precise. A kothi is a single-family house on its own plot, often built a generation ago and occupied by one extended family. A builder floor is one level of a plotted house that has been rebuilt by a builder in partnership with the landowner, usually with three or four floors sold separately. A duplex combines two levels, often the top floor with the terrace or the ground floor with the basement.

Here is what each one tends to give you:

  • A kothi gives you full ownership of the plot, control over changes and the option to rebuild later.
  • A builder floor gives you a modern home in an established colony, with a lift and fresh services, at a lower entry point than a whole house.
  • A duplex gives you more room and a private outdoor area, while sharing the plot with other owners.
  • A rebuild project, where you buy an old house and build afresh, gives you a home designed to your needs, at the cost of time and effort.

Our page on luxury independent floors covers the floor market in more depth, and luxury duplex houses looks at the split-level option.

Delhi: the deepest market for plotted homes

Delhi has the region’s richest stock of plotted houses. South Delhi colonies such as Greater Kailash, Defence Colony, Panchsheel Park, Anand Lok, Hauz Khas, Vasant Vihar and Westend are the core of the floor and kothi market. West Delhi’s Punjabi Bagh and Rajouri Garden have large houses on wide roads, and North Delhi’s Civil Lines and Model Town carry older bungalows.

In most of these colonies, whole kothis are increasingly rare because families have rebuilt them into floors. You can still find them, but expect fewer choices and longer negotiations. Many Delhi properties sit on DDA leasehold land, and conversion to freehold is often possible through an application, so ask whether it has been done. The municipal corporation sanctions building plans, and RERA Delhi applies where a builder sells floors as a registered project.

Local bye-laws decide how many floors a plot can carry, how much of it can be covered and whether stilt parking is allowed. These rules have changed over the years, so an older building may not match what a new one could be.

When comparing two floors in the same colony, look closely at the plot size, the road the house faces and the quality of the builder’s work. A floor on a corner plot facing a park usually has more light and air than one in the middle of a row. Ask which builder did the construction, then go and see one of their older buildings to judge how the finishes, waterproofing and lifts have aged.

Gurugram: DLF phases and HSVP sectors

Gurugram’s luxury houses are found mostly in the older licensed colonies. DLF Phase 1 through Phase 5 have plotted houses and many rebuilt floors, while Sushant Lok, South City and Nirvana Country add more plotted pockets. HSVP sectors in the older city, such as those near Sector 14 and Sector 15, have government-allotted plots.

The rules here differ from Delhi. Haryana’s policies on stilt-plus-four floors have changed more than once, so whether a new floor is permitted depends on the timing of approval and the width of the road in front. Ask for the sanctioned plan and the occupation certificate for every floor. Builder floor projects sold as registered projects come under Haryana RERA (HRERA).

Also check whether the colony is maintained by the original developer or has been handed over to the municipal corporation, because this affects roads, streetlights and water.

Noida and Greater Noida: Authority plots with clear layouts

Noida’s plotted houses sit mostly in older residential sectors such as 14A, 15A, 26, 44, 47 and 50. These sectors have wide roads, parks and established neighbours, and some of the city’s most prized houses are here. Our page on luxury houses in Noida Sector 50 shows what a typical plotted sector looks like.

The land is leasehold from the Noida Authority, so every transfer needs the Authority’s permission and a transfer charge. Check that the lease deed is in order and that no dues are pending. Also ask whether any additions, such as an extra room on the roof, were built with approval, because unapproved changes can delay a transfer. Greater Noida’s Alpha, Beta, Gamma and Delta sectors work the same way under the Greater Noida Authority and offer larger plots with more greenery. Where houses are sold as part of a project, UP RERA applies.

Ghaziabad and Faridabad: plots at a different pace

Ghaziabad is mostly a high-rise city, but plotted houses do exist. Raj Nagar, Kavi Nagar and parts of Vaishali and Kaushambi have independent houses, and some GDA schemes offer plots. Supply of genuinely luxury houses is limited, so many buyers here compare against East Delhi or Noida. UP RERA governs registered projects.

Faridabad is stronger for houses than for luxury towers. Older HSVP sectors such as Sector 15, Sector 14, Sector 16 and Sector 21 have large independent houses on good plots, often at a gentler entry point than comparable homes in South Delhi. The Violet Line metro and road links to Delhi make the city practical for families with ties to both. HRERA regulates projects in Faridabad.

Wider NCR: newer plotted townships

Plotted townships in Sohna, Sonipat, Bhiwadi, Neemrana and along the Yamuna Expressway sell plots and ready houses at larger sizes. They suit buyers who want to build a custom home or hold land for the future. Before buying, check the township licence or registration, the state of internal roads and whether water, sewage and power are in place. Sohna and Sonipat fall under HRERA, Bhiwadi and Neemrana under Rajasthan RERA, and the Yamuna Expressway under UP RERA.

Checklist for buying a house or builder floor

Use this list before you pay any advance:

  1. Trace the title through every earlier sale and confirm mutation in the municipal or revenue records.
  2. Check whether the land is freehold or leasehold, and if leasehold, confirm the lease is current and transferable.
  3. See the sanctioned building plan and compare it with the actual structure, floor by floor.
  4. Ask for the completion or occupation certificate for the building.
  5. For a builder floor, read the collaboration agreement between landowner and builder.
  6. Confirm your share of land, rights to the roof and basement, and the parking allotment in writing.
  7. Check property tax receipts, utility bills and any pending dues.
  8. Search for litigation on the property, and confirm there is no loan against it.

A property lawyer should review these papers. If a rebuild is planned, add an architect to check the plot’s potential under current rules.

Buying to rebuild: a different calculation

Some buyers buy an old house specifically to rebuild it. This can give you a home designed for your family in a colony you love. It also means many months without living in the home, approvals to obtain, contractors to manage and costs that are easy to underestimate.

Before buying, get an architect’s view on what the plot can legally carry today. Check road width, setbacks and any heritage or special-area controls. Plan for temporary housing during construction, and keep a contingency in your budget for delays and design changes.

Choosing the right team matters as much as choosing the plot. Meet more than one architect and contractor, see their finished houses and talk to their past clients. Agree a written scope, a payment schedule tied to stages of work and a clear process for changes. If you will sell some floors to fund the build, understand the tax and legal aspects with a chartered accountant and lawyer first.

How we help with houses and floors

Houses need a more careful search than apartments because no two are alike. We start with your brief: family size, how many floors you need, whether you want a whole house or a floor, and which colonies you are open to.

We then look across the market, filter out homes with obvious paperwork problems and share a shortlist with notes on each one. We arrange visits, help you prepare questions for the owner or builder, and keep a document checklist for your lawyer. We do not promise prices or guarantee that any house is available, because owners change their plans often. Your advisor will confirm the current position each time.

Send your house or floor brief

Tell us your budget range and the colonies or sectors you prefer. Say whether you want a whole kothi, a builder floor, a duplex or a plot to rebuild, and how many bedrooms you need. Mention must-haves such as a lift, stilt parking, a ground-floor garden, a terrace or space for elderly parents.

Add your timeline and whether you need a home ready to move into. Use the enquiry form beside this page, and an advisor will call you to talk through what is realistically on offer.

Frequently asked questions

Is it better to buy a whole kothi or a builder floor in Delhi?

A whole kothi gives you the land, full control and the option to rebuild, but costs far more and needs more upkeep. A builder floor is easier to buy and maintain, yet you share the land, roof and stairwell with other owners. Families who want permanence often prefer the house, while smaller households often choose a floor.

What does leasehold versus freehold mean for a house in NCR?

Freehold means you own the land outright. Leasehold means an authority such as DDA, Noida Authority or Greater Noida Authority owns the land and you hold a long lease. Leasehold homes can still be bought and sold, but transfers need permission and charges. In Delhi, many DDA leasehold properties can be converted to freehold through an application.

Can I rebuild an old house I buy in a plotted colony?

In most plotted colonies you can rebuild within the local building bye-laws, which control height, coverage, setbacks and the number of floors. You will need a sanctioned plan from the civic body or authority before work starts. Ask an architect to check what the plot allows before you buy, so the rebuild plan matches your expectations.

What should I check before buying a builder floor?

Confirm the builder's collaboration agreement with the landowner, the sanctioned plan, the completion or occupancy certificate and the share of land your floor carries. Check who owns the roof and basement, how parking is divided and whether the stilt is legal. Make sure the sale deed clearly records your floor and your rights in common areas.

Which areas of NCR have the most plotted luxury houses?

South Delhi colonies such as Greater Kailash, Defence Colony and Vasant Vihar lead in Delhi, with Punjabi Bagh in the west. Gurugram's DLF phases, Sushant Lok and South City are strong. Noida's older sectors, Greater Noida's Alpha and Beta sectors and Faridabad's HSVP sectors also hold large plotted homes.
