A Gurgaon homebuying budget calculator helps you turn a property price into a complete plan: what you pay upfront, what you borrow and what you pay every month. Many buyers set a budget based on the price alone, then discover that registration, charges, interiors and running costs stretch their finances.
This guide works as a step-by-step budget worksheet. Fill in each line for the property you are considering. Rates and limits change, so confirm current figures with your lawyer, bank and chartered accountant.

Step 1: The property price
Write down the agreed price and the carpet area it is based on. If the circle rate for the property is higher than the price, note that too, since stamp duty is calculated on the higher figure.
Step 2: Stamp duty and registration
| Item | How to estimate |
|---|---|
| Stamp duty | Price or circle rate, whichever is higher, multiplied by the applicable rate |
| Registration fee | Ask your lawyer for the current fee |
In Haryana, commonly cited urban stamp duty rates have been around 7% for men, 5% for women and 6% for joint ownership. Confirm current rates.
Step 3: Taxes and project charges
- GST, if the home is under construction
- TDS, generally 1% of the price for purchases of ₹50 lakh or more from a resident seller, deducted and deposited by you
- Parking, location, floor-rise and club charges for new projects
- Society transfer charges for resales
- Maintenance deposits
Step 4: Professional fees
- Legal fees for document verification
- Brokerage, if applicable
- Home loan processing, legal and valuation fees
Step 5: Interiors and moving
Estimate interiors, furniture, appliances, air conditioners and moving costs. For bare-shell homes, get designer estimates.
Turn a price into a plan
Ask us to fill in this worksheet for any property you like, with current rates confirmed.
Step 6: Total upfront cost
Add steps 1 to 5. This is the total cost of acquiring and setting up the home.
Step 7: Your loan and down payment
Banks lend a percentage of the property’s value, with commonly cited limits of up to 90%, 80% or 75% depending on loan size. Your down payment is the price minus the loan. Add stamp duty, fees and interiors, which loans usually do not cover, to find the cash you need.
Step 8: Monthly EMI
Estimate EMI using your loan amount, interest rate and tenure. For example, at an assumed 8.5% over 20 years, a ₹1 crore loan has an EMI of about ₹86,800. See our guide to home loan EMI examples.
Step 9: Monthly running costs
- Maintenance charges
- Power backup
- Club fees
- Property tax, spread monthly
- Insurance, spread monthly
- Utilities
Step 10: Your monthly total
Add EMI and running costs. Compare this with your take-home income, leaving room for living costs, savings and emergencies.
A worked illustration
For a ₹1.5 crore flat bought by a man, with an agreed price above the circle rate, stamp duty at an assumed 7% would be about ₹10.5 lakh, plus registration fees. With a 75% loan of ₹1.125 crore, the down payment would be ₹37.5 lakh, so cash needed would be at least ₹48 lakh plus fees, charges and interiors. These figures are illustrations only.
Contingency
Add a contingency of a few percent for unexpected costs, such as repairs, rate changes or delays.
Questions to ask
- What is the circle rate for this property?
- Which charges apply to this project?
- What loan amount will the bank offer?
- What are the maintenance charges?
- What interiors are included?
Who this calculator suits
It suits first-time buyers, families upgrading, NRIs planning remotely and anyone setting a realistic budget.
Comparing two homes with the worksheet
Fill in the worksheet for two or three homes side by side. A home with a lower price but higher charges, more repairs or higher maintenance may cost more over five years than a slightly pricier one.
Updating the worksheet
As you get quotes, cost sheets and loan offers, replace estimates with actual figures. A worksheet that reflects real numbers is the best basis for a final decision.
Planning for rate changes
If your loan has a floating rate, run the EMI at a slightly higher rate to see whether you could still manage. This gives you a safety margin.
Ongoing annual costs
Add annual items such as property tax, insurance renewals and any annual club fees to your yearly budget.
