Ready-to-move flats on Golf Course Extension Road are ideal for buyers who want a modern home without the wait. Many of the corridor’s projects have now been completed and received occupation certificates, so you can walk through the actual flat, see the views from your floor, meet residents and judge how well the society is run before you commit. For families whose lease is ending, professionals relocating to Gurgaon and NRIs who want a home ready on arrival, that certainty matters.

There is also a straightforward financial case. Completed flats sold after the occupation certificate do not attract GST under current rules, and you avoid paying rent and EMI together during construction. This guide explains where ready flats are found on the Extension Road, how to evaluate them and how to move from shortlist to keys quickly.

Where ready flats are found on the corridor

Golf Course Extension Road runs from the end of Golf Course Road through Sectors 58 to 67 towards Sohna Road and the Southern Peripheral Road. The stretch closest to Golf Course Road, around Sectors 58 to 63, has the largest stock of completed premium towers, many of them occupied for several years. Further south, in Sectors 65 to 67, several large developments have completed in phases, so ready towers can sit beside towers still under construction in the same project.

Ready flats come from three sources: resales by existing owners, unsold inventory held by developers in completed towers, and occasionally investor-owned flats that have been rented out. Each has different negotiation room, paperwork and possession timelines, so it helps to know which one you are looking at.

What “ready” should mean on paper

A flat is genuinely ready when the tower has an occupation certificate, the flat is complete and fit to live in, and the seller can hand over vacant possession at registration. Ask for a copy of the occupation certificate and confirm it covers your tower. For developer inventory, check whether the conveyance deed can be executed immediately or whether registration is pending for the project.

Also check that utilities are in place: permanent electricity connection, water supply, sewage and fire systems. In newly completed phases, some services take time to settle, and early residents sometimes deal with temporary arrangements.

Inspecting the flat and the building

Because you can see a ready flat, inspect it properly. Look for seepage around windows and bathrooms, uneven tiles, poor finishing on doors and frames, and electrical points that do not work. Check water pressure on upper floors and the hot water arrangement. In resale flats, ask how old the air-conditioners, geysers and kitchen appliances are, and whether they stay.

Look at the building too. Walk the basement for signs of water-logging, check the condition of lifts and lobbies, and see whether common areas are clean and well lit. A tower that is well maintained after a few years of occupation is the best evidence you will get of how it will age.

No GST and the real cost comparison

Under current GST rules, flats sold after the occupation certificate is issued do not attract GST, while under-construction purchases do. That alone can make a ready flat competitive with a cheaper-looking under-construction unit. Add the rent you would pay while waiting for possession, and the comparison often swings further.

Still plan for the other costs: stamp duty and registration charges (which in Haryana differ for men, women and joint buyers), transfer charges where applicable, legal fees, any brokerage, TDS on the purchase price and the cost of interiors if the flat is bare.

Furnished or bare?

Ready flats on the Extension Road come in every condition. Developer inventory is usually bare or semi-finished, with basic fittings. Resales often include modular kitchens, wardrobes, lights, air-conditioners and sometimes furniture. A furnished flat lets you move in straight away but you pay for someone else’s choices; a bare flat gives you freedom but adds a few months of interior work. Ask for a written inventory of what stays and compare flats on the same basis.

Moving from shortlist to keys

For a resale, the usual sequence is: agree a price, sign an agreement to sell and pay a token or advance, complete document checks, arrange the home loan if needed, complete the developer’s or society’s transfer process, pay the balance and register. Vacant flats can be handed over at registration, typically a few weeks after agreeing the price. Developer inventory can be faster if the conveyance process is ready.

If your lease end date is fixed, tell your advisor at the start. It changes which flats are realistic and how hard to negotiate on timing.

Living in a completed project

One of the biggest advantages of buying ready is that the community already exists. Visit the clubhouse, see how full the pool and gym are, look at the children’s play areas and talk to residents. Ask how the residents’ association works with the developer or facility manager, how complaints are handled, and whether maintenance charges have changed recently.

Ready flats elsewhere

If the right ready flat is not available on the Extension Road, compare ready-to-move luxury apartments on Golf Course Road or our wider ready-to-move luxury properties page. Older towers on Golf Course Road trade newer construction for an established neighbourhood.

Making the final decision

When you have two or three ready flats you like, revisit them at different times of day. Check morning traffic leaving the project, evening noise and how afternoon light falls in the living room. Ask a resident about water and power reliability in peak summer. Those practical details usually decide which flat will feel like home.

Frequently asked questions

Do ready-to-move flats on Golf Course Extension Road attract GST?

Under current GST rules, flats sold after the occupation certificate is issued do not attract GST. Confirm the position for the specific unit, especially for developer inventory, with your advisor or tax consultant.

How quickly can I move into a ready flat?

A vacant resale flat can usually be handed over at registration, often a few weeks after you agree a price. Developer inventory can be faster if the conveyance process is ready. Tenanted flats depend on the tenant's notice period.

Which sectors have the most ready flats on the Extension Road?

The stretch closest to Golf Course Road, around Sectors 58 to 63, has the most completed towers, while Sectors 65 to 67 include large projects that have completed in phases.

Should I buy a furnished ready flat?

It depends on your timeline and taste. Furnished flats let you move in immediately but you pay for existing interiors. Bare flats cost less and give you freedom but need time and a separate budget for interiors.

What documents should I check for a ready flat?

Check the occupation certificate, the title or allotment chain, the conveyance deed or its status, no-dues certificates, the parking allotment and whether the seller has a loan to close at registration.

Can I negotiate on developer inventory in a completed tower?

Often yes. Developers sometimes offer better terms on the last few units in a completed tower, such as waived charges or flexible payment. Compare the final cost with similar resales in the same project.
