Ready-to-move luxury apartments on Golf Course Road appeal to buyers who want certainty. You see the exact flat, check the view and the finishes, meet the neighbours and move in within weeks rather than waiting years for possession. For families relocating to Gurgaon, NRIs returning home and anyone whose lease is ending, that certainty is worth a great deal.

Ready-to-move does not mean every risk is gone, though. You still need to confirm the paperwork, check the condition of the flat and plan the transaction carefully. This guide explains how to shortlist ready flats on Golf Course Road and how a well-planned private site visit saves time.

What “ready to move” really means

A flat is truly ready to move when the tower has an occupation certificate (OC), the flat is complete and habitable, and the seller can hand over vacant possession at registration. On Golf Course Road you will find three kinds of ready homes:

  • Resale flats in established towers, usually owner-occupied or recently vacated
  • Unsold inventory in newer towers that have received their OC
  • Tenanted flats, which are ready but may need the tenant’s exit to be planned

Why buyers choose ready flats on this road

Golf Course Road has one of the deepest pools of completed luxury towers in Gurgaon, so you can compare many ready options in a short distance. The infrastructure around them is finished: schools, hospitals, malls, clubs and offices are already running. You are not betting on future development to make the location work.

There is also a financial benefit. Under current GST rules, completed flats sold after the OC do not attract GST, unlike under-construction homes. Your total cost is therefore easier to predict, and you avoid paying rent and EMI together while waiting for possession.

What to check on a ready flat

  1. Occupation certificate for the tower, and that the flat is part of the approved plan
  2. Title and conveyance deed in the seller’s name, or the developer’s sale documents for new inventory
  3. No-dues certificate for maintenance and utilities
  4. Condition of services: plumbing, electrical wiring, air-conditioning and waterproofing
  5. Fittings included in the price, listed in writing
  6. Parking allotment and any storage or servant room allotments

For newly completed towers, do a proper snag inspection before registration: check doors, windows, tiles, fittings, seepage and electrical points, and get the developer to fix issues before you take possession.

How a private site visit works

The most common mistake is visiting flats one at a time over several weekends. Prices and availability change in that time, and by the end it is hard to compare what you saw. A planned private site visit is more efficient:

  1. You share your brief: budget, size, floor, view and move-in date
  2. We shortlist ready flats that fit and confirm availability with owners
  3. We group visits by tower and time slot, usually in one morning or afternoon
  4. You see each flat with its documents summary and asking price in hand
  5. We debrief the same day and help you decide where to make an offer

This approach respects your time and gives you a fair comparison while the options are fresh in your mind.

Furnished, semi-furnished or bare?

Ready flats on Golf Course Road come in every condition. Some owners leave everything: modular kitchens, wardrobes, air-conditioners, lights and even furniture. Others take most fittings with them. A fully furnished flat lets you move in immediately, but you pay for the interiors and may not like the style. A bare flat costs less and gives you a free hand, but adds a few months and a separate budget for interiors.

Make a list of what you need on day one, then ask the seller for a written inventory of what stays. Compare two flats on the same basis by adding the cost of the fittings you would have to buy.

Questions to ask on the visit

  • How old is the tower, and when were lifts and common areas last upgraded?
  • What are the monthly maintenance charges, and are any special levies planned?
  • How reliable are power backup and water supply, especially in summer?
  • How many parking slots come with the flat, and where are they?
  • Is the society well run, with transparent accounts and an active residents’ association?
  • Are there any pending disputes involving the tower or the developer?

Moving-in timeline

Once you agree a price on a resale flat, the transaction usually takes a few weeks: agreement to sell, token or advance, document checks, loan sanction if needed, society transfer process and registration. Vacant flats can often be handed over at registration. Tenanted flats depend on the tenant’s notice period.

New inventory from a developer can move faster if the paperwork is ready, but leave time for snagging and the final statement of charges.

Budgeting beyond the price

A ready flat is easier to budget for, but there are still costs beyond the agreed price. Plan for stamp duty and registration charges, which in Haryana depend on whether the buyer is a man, a woman or joint owners. Add the society’s transfer charges, legal fees for title verification, any brokerage, and TDS that you deduct and deposit on the seller’s behalf when the price crosses the legal threshold. If you are taking a home loan, include processing fees and the time the bank needs for its checks.

Frequently asked questions

Do ready-to-move flats on Golf Course Road attract GST?

Under current GST rules, flats sold after the occupation certificate is issued do not attract GST. Under-construction flats do. Confirm the current position with your advisor or tax consultant before you book.

How quickly can I move into a resale flat?

A vacant resale flat can usually be handed over at registration, a few weeks after you agree a price. Tenanted flats depend on the tenant's notice period.

What is a snag inspection?

It is a detailed check of a newly completed flat for defects such as seepage, uneven tiles, faulty fittings and electrical issues. Ask the developer to fix them before you take possession.

Can you arrange a site visit on a weekend?

Yes. We plan private visits on weekdays or weekends, grouped by tower, so you can see the shortlisted flats in one trip.

Do I need to visit in person before buying?

It is strongly recommended. If you are abroad, we can do video walkthroughs and document checks first, then plan a short in-person visit to finalise.

Can I negotiate on a ready-to-move flat?

Yes. Negotiation is normal, especially when you can show recent sale prices in the same tower, point to repairs that are needed, or offer a quick and clean transaction. Sellers who have already bought their next home are often flexible on price or terms.

Is a ready-to-move flat more expensive than an under-construction one?

Often the price per square foot is higher for ready homes in the same location, because you pay for certainty and immediate use. But you avoid GST, save rent during construction and remove delivery risk, so the total cost can be similar or even lower.
